Selling a Parent’s Home: As-Is Cash Sale vs. Listing on the Market — How to Decide

An honest comparison from a Realtor who offers both paths and doesn’t push either one.

One of the first big decisions an executor makes is what to do with the family home. And almost every family ends up at the same fork in the road:

Sell it fast and as-is to a cash buyer? Or invest a little time and effort to list it on the open market for more money?

There’s no universal right answer. There’s only the right answer for your family, given your timeline, your energy, the home’s condition, and what everyone agrees on.

This post breaks down both paths honestly. We offer both. We’ll never push you toward the one that pays us more, because in our experience the right call for the family is also the right call for our long-term business.

Path 1: The As-Is Cash Sale

This is the fastest, simplest path. A vetted cash buyer purchases the home in its current condition. No cleanout, no repairs, no staging, no showings, no open houses.

Timeline: 2 to 4 weeks from accepted offer to closing, once probate allows.

Net to the estate: Typically 75% to 90% of full market value, depending on condition.

Best for:

• Out-of-state heirs who can’t manage the property in person

• Families where the home needs significant work (outdated kitchens, old roof, deferred maintenance)

• Estates with multiple heirs who want a clean, fast split

• Families dealing with hoarding situations or extensive personal property

• Situations where time is more valuable than maximizing every dollar

• Homes with serious issues like reverse mortgages, liens, or back taxes that would scare retail buyers

Pros:

• You can be done in a month

• Zero out-of-pocket costs

• No emotional toll of strangers walking through your parent’s home

• No managing contractors from another state

• Closing date is certain — no buyer financing falling through

• Buyer takes everything left in the home, so cleanout is often included

Cons:

• You leave money on the table. Cash buyers need to make a return, and that comes out of the sale price.

• Less competition for the home means a lower offer

• You’re trusting one buyer instead of letting the market set the price

Path 2: List on the Open Market

This is the traditional route. The home is prepped (sometimes lightly, sometimes more substantially), photographed, marketed, and shown to the open market.

Timeline: 30 to 90 days from listing to closing, depending on condition and prep work.

Net to the estate: Full market value, sometimes more if multiple buyers compete.

Best for:

• Homes in good or great condition

• Families with time and patience to do it right

• Heirs who live locally or have someone who can oversee the property

• Estates where maximizing value matters more than speed

• Properties in desirable neighborhoods where buyer demand is strong

Pros:

• Significantly higher net to the estate in most cases

• Multiple buyers competing means a fair, market-driven price

• You control the timeline and the terms

• Tax treatment may be more favorable in some situations (talk to your CPA)

Cons:

• Takes longer — 60 to 90 days is typical, sometimes more

• Requires some prep work: cleanout at minimum, often light updates

• Strangers in your parent’s home for showings and inspections

• Some uncertainty — financing can fall through, deals can re-trade after inspection

• Coordinating from out of state adds complexity

The Real Numbers: An Example

Let’s say a home would sell for $450,000 on the open market in good condition.

As-is cash sale: Buyer offers $380,000. Closes in 3 weeks. Zero costs to the family. Net to estate: $380,000.

Listed on market: Family invests $8,000 in cleanout, paint, and minor repairs. Home sells for $465,000 after multiple offers. Closing costs and commission total around $30,000. Net to estate: $427,000. Takes 75 days from start to close.

The market path nets $47,000 more. But it took two and a half months, $8,000 of upfront work, and a lot more energy.

Is $47,000 worth that to your family? For some, absolutely. For others — especially out-of-state heirs juggling jobs, kids, and grief — the answer is no. Both choices are legitimate.

Questions to Ask Before You Decide

• How quickly do we need to close? Is there a hard deadline?

• Where do the heirs live? Who can be on-site?

• What’s the condition of the home? Be honest.

• How much energy does the family have for this?

• How aligned are the heirs on the decision?

• Are there any liens, reverse mortgages, or title issues?

• What does the estate attorney recommend on timing?

A Simple Decision Framework

If you said yes to two or more of these, the as-is path probably fits:

• We want this done in under 60 days

• The home needs serious work

• Everyone lives out of state

• The family is overwhelmed and just wants closure

• There are complications we don’t want to deal with

If you said yes to two or more of these, the listing path probably fits:

• The home is in good shape, or close to it

• We have time — 60 to 90 days is fine

• Maximizing value is a priority

• At least one family member can be involved in person

• The family is aligned and patient
