A: In most cases, yes, the executor or administrator needs court authority before the home can be transferred or sold. The good news is the home can often be listed and marketed during probate, even before final court approval. We work alongside your attorney to make sure the timing lines up. If you don’t have an attorney yet, we can refer you to several we trust.

A: This is more common than you’d think. Our job is to give the whole family a clear, neutral picture: what the home is worth, what each path looks like, and what the financial difference is. We’ve found that once everyone sees the same information, decisions get easier. We’re patient and we don’t pressure anyone.

A: It depends on the path you choose and the estate’s situation. For families who don’t want to front any costs, we have options that require zero out-of-pocket. For families who want to invest in prep to maximize sale price, we’ll lay out the numbers so you can make the call. Either way, no surprises.

A: Yes, and we do this often. Many of our estate clients are adult children living in other states selling a parent’s home in Sussex County. We handle the in-person work, meeting contractors, overseeing cleanouts, coordinating showings, and keep you updated by text, email, or phone. You don’t need to fly in.
